13 New Houses - Kainga Ora
Cardiff Road, Pakuranga
In Pakuranga, Auckland, our team worked with the wider project team to transform a 3,612m² site originally developed for four units into 13 Homestar 6-certified homes, ranging from 2 to 6 bedrooms. The project required extensive civil works, including 2,000m³ of earthworks, 1km of drainage, 165m of retaining walls, and a 1,500m² concrete pour. The project team successfully navigated significant design challenges such as signficant flooding, overland flow issues, and the complexities associated with multiple public pipes running through the site. Flowpath were involved from survey stage through design and construction, through to hand over of completed houses. The project was delivered with efficiency—the first unit was tenanted six months early, and the remaining homes were handed over ahead of schedule.

8 Terraced Units
Ludlow Terrace, North Shore
This architecturally designed 8-duplex development replaced an existing dwelling. There were some technical earthworks and retaining aspects to overcome, however the design turn around was still very quick. Due to the condensed and concise site design, fitting all elements into a seamless design that is sutiable for future home owners was a challenge. ANDO architects did a great job producing the design. The Infrastructure Report and Civil Drawings were completed within 4-5 weeks of being engaged so the client could keep momentum and move on to the RC Application, Engineering Approval, and Building Consents.

18 Homestar 8 Apartments
Bader Drive, Mangere
Bader Ventura is a newly completed 18-apartment Passive House development in Māngere, Auckland, complemented by a four-bedroom standalone home. It sets a bold precedent for high-performance residential construction, reflecting a commitment to both occupant well-being and environmental stewardship. This well designed development in South Auckland was a successful collaboration of area-wide infrastructure upgrades, urban design strategy, architectural showcase apartments, landscaping, geotechnical and civil expertise. With spacious landscaping and shared areas, these new units are well appreciated in Auckland’s current housing deficit. From a civil engineering perspective, the project demanded careful flood-risk mitigation, stormwater detention solutions, and the delicate task of building over existing public services. A comprehensive site-level design was prepared and rigorously monitored, culminating in successful construction sign-off. Throughout this process, extensive discussions and collaboration with both Council and the client were vital, ensuring that regulatory requirements were met and project goals were realised. In addition to achieving an 8 Homestar rating, the development reduces operational carbon by 35% and cuts electricity consumption for space heating by around 62%. These sustainability outcomes, combined with consistently comfortable indoor conditions, underscore the project’s status as a showcase for resilient, energy-efficient living. Awarded the ACCORD Beacon Supreme Award 2023, Bader Ventura delivers an outstanding outcome for the client and the wider community. A great project to have played our role in!

4 Standalone Houses
Wainoni Ave, Pt Chev
This project provided a challenging site with a flood plain at the lower end of the site and a stormwater pipe through the center of the site. The final design (after much collaboration with the architect) has really opened up the space for comfortable living with optimal sunshine. Signature Construction did an exceptional job building these houses and it was a pleasure working with them to bring them to completion.

28 Community Apartments
St George Street, Papatoetoe
Kāinga Ora Apartments in Avondale is a single apartment block introducing 28 new homes designed for warmth, dryness, and inclusivity. The residences provide a secure environment for individuals and families, while communal facilities and thoughtful landscaping foster a sense of connection and belonging. The civil engineering design and construction presented several challenges, with the development located within the 100-year floodplain and requiring careful cut-and-fill compensation, as well as the renewal of a public sewer. Long-term ground settlement was derisked by implementing a ground improvement strategy, eliminating the need for traditional piling and reducing construction complexity. Parking, manoeuvring, and accessibility were meticulously planned to ensure a safe and user-friendly environment. By combining innovative engineering solutions with Kāinga Ora’s commitment to sustainable, community-focused living, these apartments offer a resilient and affordable housing option for Avondale. We worked with a great team to help deliver this project from initial concept to completion.

Luxury Apartments & Penthouse
Remuera Rd, Remuera
Wairua Apartments on Remuera Road introduces a striking 5-level building comprising 13 apartments plus a penthouse spanning the entire top floor. This building is an iconic 5 storey apartment block that replaces two townhouses. Flowpath undertook the civil engineering aspects of the development including infrastructure servicing, vehicle access, flood risk management, earthworks, and erosion and sediment control. Close communications with Council, AT, and Watercare made for a successful project outcome. There were unique challenges due to a small footprint site on a busy road, requiring careful planning for two entrances to the underground parking. Stormwater mitigation involved routing the outlet to the kerb and integrating detention tanks directly into the foundation slab, ensuring efficient water management without compromising valuable space. BIM and civil modeling software was integral to the project, enabling early detection and resolution of design clashes across architectural, structural, and building services interfaces. This collaborative approach facilitated a smooth construction process, allowing the design and build team to deliver a refined, high-quality living environment at these Apartments.

Townhouse Development
Maclaurin St, Blockhouse Bay
A small 4-lot residential subdivision in Blockhouse Bay is just one of many urban redevelopment projects that we provide the civil engineering advice and design on. The significant aspect on this one was the stream and esplanade setback, along with stormwater mitigation design to provide a cost-effective yet sustainable environmental design. The steep site contours also gave our civil modelers a good challenge! The houses have all been built and have already sold (or in progress) for higher than expected market value.

18 Lots in Orewa
Skulander Cres, Orewa
Flowpath is currently managing a design and build engineering project at Skulander Crescent, Orewa, involving 18 new vacant lots. The project capitalizes on prime real estate overlooking the Orewa estuary. We have successfully obtained the Engineering Plan Approval and are now delivering construction MSQA services. In collaboration with the architect and developer, we are progressing towards the market introduction of new homes.

Rural Site Design
Fordyce Rd, Helensville
This project was a simple rural stormwater mitigation design, including for earthworks and driveway civil design. Some minor retaining was proposed as well. The proposal went very smoothly through Council with no hiccups on the engineering aspects.
